700 Harrison, Reflecting the rich urban tapestry of Boston's South End, the design of 700 Harrison Avenue juxtaposes contemporary forms against traditional brick elements. While developing the design for Mitchell Properties LLC, ADD Inc.'s team supported a collaborative process to harmonize the voices of diverse constituencies and stakeholders, including developers, government officials and community leaders. As a result, 700 Harrison Avenue integrates 6,000 square feet of street level retail and a community garden into a mixed income, 84-unit residential community that contributes to the area's ongoing renaissance and appeals to a broad spectrum of buyers.

The dual tower design encompasses 11- and 14-story luxury condominiums that directly connect with the riverfront park system, the downtown core and the pedestrian bridge crossing over to Northern Kentucky's entertainment district. The property will contain 146 private luxury residences, award-winning restaurants and street level retail/commercial spaces. The lower levels of the buildings incorporate brick to engage and embrace the heritage of the city architecture. Cole + Russell is completing this project with Miller-Valentine Group and RTKL Associates.
East Baltimore Condominiums, Baltimore: Revitalizing the area around Johns Hopkins University, this conservative contemporary community serves as a transitional development between the institutional architecture of the university and the urban infill town homes. The market rate and affordable housing development features five stories of approximately 76 one- and two-bedroom units above one level of structured parking, a business center and landscaped courtyard. Cole + Russell is completing this project with Forest City Enterprises and A&R Development.

The $40-million, 300,000-sq.-ft. project owned by Milstein Properties was designed within the guidelines established by EE&K Architects in its master plan for Battery Park City, and it accordingly respects the civic and pedestrian scale of its surroundings. Although Liberty View utilizes standard building components, its sensitive use of color and accented materials create a highly distinctive residence.
The Aventiene, Gaithersburg, Md.—The design for this 180-acre project with KB Homes includes 2,250 units in high-rise, low-rise, townhouse and single-family configurations, with 320,000 gsf of retail space and a 33-acre high school site.This transit-oriented community of neighborhoods interconnected by parks, woodlands and walkable streets will be located along I-270 and the Corridor City Transit way alignment. The design consists of four neighborhoods that respond uniquely to the site's natural surroundings and proximity to transportation and other social infrastructures. This project received a National AIA Honor Award for Regional and Urban Design and accolades from the Smart Growth Alliance.

Notable Projects: The Ellipse I & II—Toronto, Ontario. A twin, elliptical glass-tower condominium residential project, 34-stories, 770 units. The objective of this project was to take a sophisticated, high-end urban waterfront-style development and introduce it to Scarborough, a mid-level suburban marketplace. The marketing challenge was to successfully sell the principle that better design raises the standard for the community, sells more easily and provides a greater return. The main physical challenge was the existence of four, standard, slab-style high-rises already on the site. The Ellipse towers needed to create excitement and serve as the site's focus, while complementing the other four buildings. Two twin elliptical towers centered on the Lee Park in downtown Scarborough will create a focus for the community and raise its architectural standard.
New York Towers—Toronto, Ontario. A four-tower, 28-stories, 1,200-unit condominium project. The mandate was to generate a landmark urban intensification development. This project was intended to be built in four stages over 10 years. The overwhelming success in marketing Kirkor's design sped up the process by 200 per cent: all units were built and sold over three years. Kirkor attributes this to the choice of image and the quality of the urban rezoning plan. The New York/Chrysler Tower motif greatly appealed to the conservative, affluent North York clientele. The key to rezoning was Kirkor's urban plan, which clad the podium-set towers with three- and four-story lower-use garden apartments facing the street with direct front-door access to the street. The four point towers are set off by magnificent Art Deco rooftops.

Residential entry courts at the rear of the buildings are buffered from mid-block parking lots by gardens and landscaping.
Gables West Village, Houston—This Art Deco-inspired, seven-story mixed-use building is an urban redevelopment project in the west central Houston area known as River Oaks. The bottom two levels contain 175,000 square feet of commercial/retail space with five levels of for-rent residential (435,000 square feet) on top. In addition to housing the headquarters office of the project's developer, Gables Residential, the building includes four major restaurants and boutique-type retail. The eight-level parking deck has separate levels and entries for retail customers and residents. Such distinctive features as a palm tree-lined promenade, or main street, running through the building's spine, a reflective water trough with seasonal plantings, a one-story glass water wall behind identity signage, and a glass dome atop the building that is lit up at night enhance the desired feel of sophistication.

The 8.6-acre site plan responds to the surrounding constraints by providing an evocative and economic design solution.
The Conservatory at Alden Bridge—M. Meyers Investment Co.: Designed to reflect the elegance of Mediterranean grand villas, this 237-unit luxury independent senior community features some of the common building elements that define Mediterranean architecture such as stone, terra-cotta tile, rich brick, masonry, warm Sienna color palettes and timber beams to reflect the grace and elegance of the architectural style. Marking the entrance into the community, residents and visitors are swept through a grand boulevard style entryway, finished with brick paving stones and lined with Cypress trees. The principal drive opens to a turn-around featuring a large fountain and beyond the turnaround, the drive leads to a porte-cochere.

A more modern concept of design and materials are being used in conjunction with today's living style of open floor plans and loft-style living. The facades of the buildings break away from the once flat fronts and now honor the projections and recesses that play with light and shadow creating a softer more enjoyable atmosphere. All of this in conjunction with a play of alternating colors and tree-lined streets provide for a most welcoming living environment.

Puerta Del Sol—Running adjacent to the Metro Gold Rail Line, this contemporary art-deco community features vertical and horizontal accent fins, bold colors, clustered solid forms and linear massings. Spanning 3.2-acres, shopping and living amenities and work/live units integrate together to create a strong commercial edge. The corner designations feature tower icons, with two four-story Type V buildings over one level of subterranean parking and 165 residences. Units range from 678 to 1,670 square feet with Studio, one-, two-, three- and four-bedrooms. On the ground level, the project includes approximately 2,979 square feet of retail space, plus 2,292 square feet of community facilities.

At it's heart is Old Town, a town center filled with retail, restaurants, cafes and live/work units on over 600 acres. Roseland is created upon the core values of environmental responsibility, social connectivity and economic opportunity.
Windmill Point Condominiums and Marina, Fleete's Harbor Condominiums overlooking Windmill Point Yacht Marina is planned to be the finest waterfront living in Virginia's historic Northern Neck Peninsula. This 200-unit condominium community will include a resort caliber club building which features a restaurant, retail area, bars, fitness facility, business center and a pool area and hot tub that overlooks a sandy beach to the Chesapeake Bay.
